Two new homes on a block of steep-pitched roofs and deep front porches, facing Manhattan City Park — our own modern take on a neighborhood MOD has been building in for 15 years.

Two new homes built with our own contemporary read on the traditional architecture already here — steep gables, front porches, and small details like the lattice screens found on peaks throughout the neighborhood, reinterpreted rather than copied. Switch between them below.

Residence 01
300 North 11th Avenue, Manhattan, KS — a covered front porch facing the park.
An additional 1,140 SF in the lower level (basement) can be finished — see Upgrades.
Overview
300 11th sits on the corner lot, taking its cues from the peaked rooflines and porch-forward homes already lining the park. A wood lattice screen crosses the gable — our own modern nod to the decorative peaks found on homes throughout this part of Manhattan — above board and batten siding and stone. The covered front porch faces the park directly, built for the kind of evenings and morning coffee that make a front porch worth having.

Residence 02
308 North 11th Avenue, Manhattan, KS — a covered front porch facing the park.
An additional 1,450 SF in the lower level (basement) can be finished — see Upgrades.
Overview
308 11th shares the same read on the neighborhood as its neighbor — steep gables, a deep covered porch, and a wood lattice screen that plays off the decorative peaks found on homes throughout this part of Manhattan — built with its own material palette and floor plan. Like 300, it's designed around the porch: a place to know your neighbors and watch the park change with the seasons.

Ask MOD15 Years of Design-Build in Manhattan, KS
MOD has been designing and building modern homes in Manhattan, Kansas for the past 15 years — long enough to know this town's older neighborhoods, its streets, and the architecture that was already here before we started. We don't copy it, and we don't ignore it either. Every project starts with the context of the block it sits on, then builds our own modern take from there — thoughtful, elevated homes carried by a single team from first sketch to final walkthrough.
Porches On The Park is our latest project on a street we know well: two new homes at 300 and 308 North 11th Avenue, each built around the kind of front porch this neighborhood was made for, designed and built under one roof by MOD from first sketch to final walkthrough.
